sealing concrete

Question
Hi Sean,
It's been over a year since we had stamped concrete added to our backyard. I believe it's time to add new sealant to the floor, and my husband would like to do it himself. I would like to know how do we prepare the floor? Does it need to be pressured washed? What type of sealant would you recommend?

Answer
I would do a light pressure wash and test a small area first so you dont wash off stain. Let it thuroughly dry for at least 12 hours. Then apply sealant.  I like the penetrating masonry sealants that dont look too glossy. However you may like a heavy gloss sealant that really brings out colors...its really a personal thing. I like a brand of sealant call rez seal. Google it and call for local distributor. I like to apply thin sealers with a garden pump sprayer. Thicker ol based i use a roller and 5 gallon bucket. If using roller or sprayer its best not to do it when surface is very hot. Also roll on slowly and avoid rolling over same area many times which formes bubbles. Let dry 12 hours at least before walking on it. Some sealants need more or less. Best of luck.
