Seed Choice and more

Question
I live just north of Richmond Va and am getting ready to restore the lawn of a home I recently purchasdd.  It has a mix of fescue that did not survive this summers heat and dry conditions very well and am looking for recommendation on the type of seed that I can use this fall.

My yard is over an acre, and a majority of it is in full sun.  The balance is partial shade.

I am sending out a soil sample as I know that there was not much done over the last several years to maintain the soil.

I would also welcome idea's to treat weeds and clover, grubs, and moles/voles.  It seems that I have been chasing all of these around the yard at different times.

Thanks
Brian

Answer
I recommend a good mixture of various perennial ryegrass cultivars. The reason for same is the fast germination of p.rye. P.rye does well in sun and since I doubt you can water 1 acre manually, p.rye is preferred over any other type of grass.

Still, until new seeds germinate, you will need to keep the seed bed moist at all times. This can be done by planting when rain is anticipated and/or covering with mulch such as straw.

apply seeds in early fall and then 4-6 weeks after the new grass has germinated (sprouted) apply a fertilizer w/broadleaf weed control (weed and feed) to control weeds. Late fall is best for this.

Volves can be trapped.

Grubs should be treated in late spring/early summer.
