Elm tree bark peeling

Question
I have a young Elm tree that was planted approximately 3 months ago.  The bark has begun peeling on the entire trunk.  And sap is now leaking from a couple of the branches where they connect to the trunk. There are also small light green spots spread throughout the tree - appears it may be mold..? The leaves look healthy and none have fallen off.  Please help.

Answer
Laura:
Not sure about this one.  The sap leaking may indicate an insect that has gotten into the tree through some small holes. Take a look for these holes and let me know.  The light green spots I am not sure. You can send me a closeup photo and I will take a look. Just mention your message if you want to do this so I can remember.
